Former thread and linen factory, in use as a shop, built in the mid-18th century. It is a three-storey, eight-bay much altered harled building. The ground floor has a modern enlarged entrance and fenestration. The first floor has regular windows (two blocked), and there are four small square second floor windows, with two larger openings to the west. Varied glazing is used, with some metal framed with four- and eight-pane glazing in the original windows. To the rear is a modern wing on concrete stilts, and a plain return gable to Kingswell Lane (west) with two modern windows. The concrete tile roof has a single coped end stack.
